Tennessee security-deposit return deadline
Tennessee sets no fixed statutory deadline for returning the deposit — see Tenn. Code §66-28-301 and the notes below.
What Tenn. Code §66-28-301 requires
- Return deadline: No statutory deadline
- Deposit cap: No statewide cap
- No statutory return deadline — landlord must notify the tenant's last known address of any refund due; if the tenant doesn't respond within 60 days, the deposit is forfeited to the landlord
- Damage deductions require an itemized list; damage must be identified within 30 days of vacating (or 7 days after a new tenant moves in, if earlier)
- Deposit must be held in a separate account with its location disclosed to the tenant
