1Who we are, and what you're agreeing to

Plain English

This is the contract between you and LetsGoLandlord. Creating an account means you accept it.

These Terms of Service (the “Terms”) are a binding agreement between you and Tidal Equity Partners LLC, a Florida limited liability company doing business as LetsGoLandlord (“LetsGoLandlord,” “we,” “us”), operator of the property management platform at www.letsgolandlord.com (the “Service”). By creating an account or using the Service, you accept these Terms and our Privacy Policy.

If you use the Service on behalf of a company or organization, you confirm you have authority to bind that organization, and “you” means the organization.

2Your account and your team

Plain English

Be 18+, use real information, keep your password to yourself, and you're responsible for the teammates you invite.

You must be at least 18 years old to use the Service. You agree to provide accurate account information and keep it current. You are responsible for safeguarding your login credentials and for all activity under your account — one login per person, please; invite teammates instead of sharing passwords.

Organization owners can invite members with different permission levels (owner, manager, viewer) and are responsible for their team’s use of the Service. Tell us promptly through our support form if you suspect unauthorized access.

3Plans, trials, and billing

Plain English

Free trial with no card. Subscriptions renew automatically until you cancel, which you can do anytime. If you stop paying, your account goes read-only — we never hold your data hostage.

Free trial. New organizations get a 14-day trial with full features and no credit card, including 50 AI lease extractions. When the trial ends without a subscription, your account becomes read-only: you can view and export everything, you just can’t add to it. We never delete your data for not paying.

Subscriptions. Paid plans are billed in advance, monthly or annually (annual = 10× the monthly price — two months free), and renew automatically until canceled. Payments are processed by Stripe; by subscribing you authorize recurring charges to your payment method. Prices are listed on our pricing page and exclude taxes, which are calculated at checkout where applicable.

Usage-based charges. When e-signature delivery is available, envelope sends beyond your plan’s monthly allowance are billed at $1.00 each (Solo plan: $1.50 per send, no allowance). Generating unsigned documents is free on every plan. We show usage in Settings before it ever becomes a charge.

Plan limits. Each plan caps units and monthly AI extractions as listed on the pricing page. We enforce caps in the app with clear warnings — hitting a limit never creates a silent charge.

Canceling and refunds. Cancel anytime from Settings → Billing. Cancellation takes effect at the end of the current billing period; we don’t prorate partial periods except where the law requires. Price changes get at least 30 days’ email notice and apply from your next renewal.

4Promotional codes

Plain English

Promo codes are limited in number and scope, and the caps are enforced by our payment processor. Some codes unlock after you submit a product review — any honest rating counts, and if we publish the review we'll say it came with a discount.

We occasionally run promotional discount codes (for example, in advertising). Codes are limited in number and scope: a code may apply only to specific plans or billing intervals, and redemption caps are enforced by our payment processor — a fully-claimed or expired code simply won’t apply at checkout. Discounts apply to the period stated when you redeem them; after that, standard pricing resumes and normal cancellation rights apply.

Some codes unlock only after you submit a product review. Any honest review qualifies, whatever the rating — a discount is never conditioned on saying something positive. If you give us permission to publish your review, we will disclose that it was collected as part of a discount offer. Limit one review-unlocked discount per customer organization.

5Your data — and your tenants' data

Plain English

Everything you put in stays yours. We only get the permission needed to run the service for you. Tenant records are your responsibility to collect lawfully.

You own the data, documents, and content you upload or enter into the Service. You grant us a limited, non-exclusive license to host, process, transmit, and display that content solely to operate and support the Service for you. We claim no other rights to it, and you can export your records as CSV on every plan, anytime.

Property management data includes other people’s personal information — tenants, applicants, contacts. You confirm you have the legal right to store and use that information in the Service, and you’re responsible for handling it lawfully (including screening, notice, and record-keeping laws that apply to you). We process it on your behalf as described in our Privacy Policy.

6AI features (your Let's Go agent)

Plain English

The agent reads leases and drafts documents remarkably well — and still makes mistakes. You must review its work before relying on it. Your documents are never used to train AI models.

The Service includes AI features — lease extraction, document drafting, summaries, and similar assistance we call your “Let’s Go agent.” AI output can contain errors or omissions, which is why extractions carry confidence labels and land in a review queue instead of silently changing your books. You are responsible for reviewing AI output before accepting, sending, or relying on it.

Documents you submit to AI features are processed by our AI provider under contractual terms that do not permit using your content to train their models, and we never use your content to train models either. AI usage allowances vary by plan as shown on the pricing page.

8Acceptable use

Plain English

Use it for lawful property management. Don't break the law, other people's rights, or the service itself.

Using the Service, you agree not to:

  • violate any law, including fair housing, consumer-protection, screening, and privacy laws;
  • upload content you have no right to use, or any malware or harmful code;
  • attempt to access other organizations’ data or probe, bypass, or test our security;
  • resell, scrape, or systematically extract the Service or use it to build a competing product;
  • use tenant-facing features (invites, notices, announcements) to spam or harass anyone;
  • abuse metered features beyond their plan intent (for example, scripting bulk extractions to dodge allowances).

We may suspend accounts engaged in these activities — see the termination section below.

9Third-party services

Plain English

Payments run on Stripe, alerts can go through Telegram, bank feeds through Plaid, and so on. Their pieces are governed by their terms.

Parts of the Service depend on third parties: Stripe (payments and billing), e-signature delivery partners, Telegram (optional alerts), Plaid (optional bank feeds, where enabled), and Google Maps (property imagery). Optional integrations only activate when you connect them, and each provider’s own terms govern your use of their service. Features that rely on a third party may be affected by that third party’s availability or changes. The full list of providers that touch your data is in our Privacy Policy.

10Availability and changes to the Service

Plain English

We work hard to keep it up and make it better, but a young product changes fast — and we'll tell you before anything important goes away.

We aim for high availability but do not guarantee uninterrupted or error-free operation. We may add, change, or retire features as the product evolves; features labeled beta or coming soon can change fastest. If we materially remove functionality you actively use, we’ll give you reasonable advance notice by email or in-app.

11Ending the relationship

Plain English

Leave whenever you like and take your data with you. We only terminate accounts for serious violations, and even then you get your data out where the law allows.

By you. Cancel your subscription anytime (effective end of period), and/or request account deletion through our support form. After cancellation your account becomes read-only, and your data remains exportable for at least 12 months after your last activity — we’ll email you before removing anything.

By us. We may suspend or terminate accounts that materially violate these Terms, create legal exposure, or threaten the Service’s security or integrity. Where reasonable we’ll warn you first, and unless the law prevents it, we’ll give you a window to export your data.

12Disclaimers and limits on liability

The service is provided as-is, and if something goes wrong our responsibility is capped at what you paid us in the past year.

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE DISCLAIM ALL IMPLIED WARRANTIES, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, NEITHER PARTY IS LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR LOST PROFITS, REVENUE, OR DATA. OUR TOTAL LIABILITY FOR ALL CLAIMS RELATING TO THE SERVICE IS LIMITED TO THE GREATER OF (A) THE FEES YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM AROSE, OR (B) $100. Some jurisdictions don’t allow certain limitations, so parts of this section may not apply to you; in that case they apply to the fullest extent permitted.

13Indemnification

Plain English

If your use of the service gets us sued — say, a dispute with your tenant — you cover us.

You agree to defend and indemnify LetsGoLandlord against third-party claims arising from your content, your use of the Service in violation of these Terms or the law, or your disputes with tenants, applicants, or team members.

14Governing law and disputes

Plain English

Florida law applies, and disputes go to courts in Hillsborough County, Florida.

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules. Any dispute that can’t be resolved informally (please try our support process first) will be brought exclusively in the state or federal courts located in Hillsborough County, Florida, and both parties consent to their jurisdiction.

15Changes to these Terms

Plain English

If we change anything meaningful, you get 30 days' notice by email before it takes effect.

We may update these Terms as the Service evolves. For material changes we’ll give at least 30 days’ notice by email or in-app before they take effect; continued use after that date means you accept the updated Terms. The effective date at the top always reflects the current version, and earlier versions are available on request.
