Is there a free trial?

Yes — 14 days, every feature, no credit card required. Upload a lease and see your rent roll build itself before paying anything.

What happens when my trial ends?

Your account becomes read-only — you can see and export everything, you just can't add to it until you pick a plan. It stays that way for 90 days, and we email you before anything is removed.

How do e-signature envelopes work?

Growth and up include envelopes monthly (5/15/50); extra sends are $1.00 each. Solo has no included envelopes — each send is $1.50. Generating unsigned documents is free on every plan.

What counts as a unit?

A rentable unit in your portfolio — a single-family home is 1, a duplex is 2. Caps are about units, never tenants, leases, or documents.

Can I change plans anytime?

Upgrade instantly; downgrades apply when your current units fit the smaller cap (we'll show you exactly what to archive). Annual plans are simply 10× the monthly price — 2 months free.

Do my tenants ever pay anything?

There's never a fee to USE it — no app fee, no portal fee; maintenance links, the tenant portal, and applications are free for tenants on every plan. Tenants who choose to pay rent online cover the processor's cost at cost (most landlords pass it through; you can absorb it instead).

How do tenants pay rent?

Online from their portal by bank transfer (ACH) or card, with optional autopay — free for you, with the small processing cost passed through to the tenant at cost, settling straight to your own bank account. Or directly by Zelle, Venmo, Cash App, PayPal, check, or cash — whichever methods you turn on — and we reconcile what arrives automatically. Landlords never pay per-payment fees.
