- Return deadline: 30 days
- Deposit cap: 1 month's rent — Cap applies to leases under 1 year; no cap for 1-year+ leases, but deposits over 1 month's rent on annual leases owe the tenant interest
- Itemized written list of deductions with the balance within 30 days
- No itemization forfeits the right to withhold and to sue for damages; wrongful retention adds a $250 penalty
