What Nev. Rev. Stat. §118A.210(4) requires
- Maximum fee: 5% of the periodic rent
- Grace period: 3 days
- Lease requirement: the fee must be authorized in the written rental agreement — an unauthorized fee is uncollectible.
- No fee until rent is at least 3 calendar days late (tenancies longer than week-to-week)
- 5% is the ceiling on the total late charge for the period — it can't be stacked daily past that, and the fee can't compound
