What 14 M.R.S. §6028 requires
- Maximum fee: 4% of the amount due for a 30-day period
- Grace period: 15 days
- Lease requirement: the fee must be authorized in the written rental agreement — an unauthorized fee is uncollectible.
- No fee until rent is 15 days late — the longest percentage-cap grace period in the country
- The fee must be in a written lease, and the landlord must have notified the tenant of the fee at the start of the tenancy
