What Haw. Rev. Stat. §521-21(f) requires
- Maximum fee: 8% of the amount due
- Grace period: None — the lease sets it
- Lease requirement: the fee must be authorized in the written rental agreement — an unauthorized fee is uncollectible.
- The 8% cap applies to the unpaid amount — a tenant who paid half the rent on time owes a fee computed on the other half only
- No statutory grace period; the lease sets one (and should)
