What Conn. Gen. Stat. §47a-15a requires
- Maximum fee: Lesser of $5/day (max $50) or 5% of the delinquent rent
- Grace period: 9 days (4 for week-to-week)
- Lease requirement: the fee must be authorized in the written rental agreement — an unauthorized fee is uncollectible.
- No fee until rent is 9 days late (4 days for week-to-week tenancies)
- The cap — lesser of $5 per day up to $50, or 5% of the delinquent payment — was added by Public Act 23-67 (effective Oct. 1, 2023)
