What Ga. Code §§44-7-30.1, 44-7-34 requires
- Return deadline: 30 days
- Deposit cap: 2 months' rent
- Move-out inspection and written damage list required within 3 business days of termination
- Deposits must be escrowed or bonded unless a natural-person landlord owns 10 or fewer units without a management agent
- Bad-faith retention: 3x the amount wrongfully withheld plus attorneys' fees
