What Ark. Code §18-16-305 requires
- Return deadline: 60 days
- Deposit cap: 2 months' rent — Deposit law doesn't apply to landlords owning 5 or fewer units, unless a third party manages the property for a fee
- Itemized written notice of deductions required with the balance
- Refund mailed first-class to last known address; unclaimed funds become landlord's after 180 days
- Bad-faith failure: liable for 2x the amount due
