The processing cost is passed through exactly as the card networks and the bank charge it, with zero markup on top: 0.8% capped at $4.95 for a bank transfer, 2.9% + 30¢ for a card. Most software marks that number up and calls it 'free for landlords'. Ours is the actual cost — the bank's own cap is $5.00 and we round it down.
How your tenants pay
Every tenant gets a pay page: their balance, what it's made of, and two ways to send it. Bank transfer (ACH) pulls straight from their checking account — they connect it once, instantly for most banks, or verify two small deposits if their bank needs the slow path. Card works for anyone who'd rather not link a bank.
Then autopay, if they want it: they pick a day from the 1st to the 28th and it reuses the bank account from their first payment. It charges the balance actually due — never a fixed amount that keeps billing after the lease ends or double-charges a month they already paid.
What it costs, and who pays it
You pay $0. Solo to Scale — there is no paid plan where collecting rent online costs the landlord anything per payment. (Online payments start on Solo; the free plan tracks payments you collect any other way.)
The tenant pays the processing at cost: a bank transfer is 0.8% of rent capped at $4.95, so $1,500 rent costs them $4.95, not $12. A card is 2.9% + 30¢, the published rate — calculated on the total charged so it covers the processor's bill exactly and not a cent more.
If your state restricts passing fees to tenants, flip one switch in Settings and you absorb it instead: the tenant is charged rent only, and the fee comes out of your payout. Same at-cost number either way.
The money goes to your bank — we never hold it
Rent settles into your own Stripe Express account and pays out to your own bank on your own schedule. LetsGoLandlord is never a stop on the way: we don't hold tenant funds, we don't float your rent for a few days, and there's no in-app balance you have to remember to withdraw.
Setup is Stripe's standard onboarding — your legal name, your bank account, an ID check — and once it's done, payouts and their history live in a Stripe dashboard you can open from Settings.
Due day, late fee, and two nudges you never have to send
Set the day rent is due — any day from the 1st to the 28th, the 1st by default — and the grace period before a late fee applies. Automatic late fees are a switch: on, and the fee posts to the ledger on schedule; off, and nothing is charged even if you keep an amount on file.
Two reminder emails go to the tenant on their own. A past-due nudge two days after rent was due, and a final warning the day before the late fee actually lands — 'a $75 fee is added tomorrow' — each with a button that pays the balance right there. Both are suppressed automatically when autopay is on, when a payment is already in flight, or when the balance is clear, so nobody gets chased for money they've already sent.
The ledger only ever shows money that landed
A bank transfer takes 3–5 business days to clear, and it can still fail on day four. So it never shows as paid until it settles — it shows as processing, and the balance stays owed until the money is genuinely there. Your rent roll is not a list of hopeful intentions.
When a payment bounces, the ledger reverses itself: the payment comes back off, the balance goes back up, and your NSF fee is charged if you've set one. You find out by notification, not by noticing a number that was never real.
Zelle and checks still work — and still reconcile
Online payments are an option for your tenants, not a mandate. Zelle, Venmo, Cash App, a paper check, cash — those still arrive the way they always did, and the bank matcher still attributes them to the right lease with the right balance. That lane costs everybody nothing at all.

3–5 business days for ACH, which is how bank transfers work everywhere. Cards clear faster. Either way the payment shows as processing on the ledger until it actually settles.
What happens if a payment bounces?
The ledger reverses it automatically — the payment comes off, the balance goes back to owed, and your NSF fee is charged if you've configured one (default $35, set it to $0 to disable). You get notified; nothing silently stays 'paid'.
Can tenants still pay by Zelle, check, or cash?
Yes. Nothing forces a tenant online. Payments that come in through Zelle, Venmo, Cash App, PayPal, check, or cash go straight to you and reconcile against the right lease through the bank matcher — at no cost to anyone.
Is it on the free plan?
No — online payments are a paid-plan feature (Solo and up). The free plan still gets the ledger, the bank matcher, and reminder emails, so payments you collect any other way still land in the right place.
Do you hold my rent money?
Never. Payments settle into your own Stripe Express account and pay out to your own bank account. There's no LetsGoLandlord balance holding your rent, and no withdrawal step for you to forget.
