You drop in the lease.
It does the rest.
This is a real screen recording of the product — not a mockup. One lease PDF goes in; 25 seconds later it's a property, unit, tenant, and lease on a live rent roll.
1 · Drop in the lease
PDF, Word doc, or a phone photo of the paper copy.
The free lease check reads your lease and flags weak spots — nothing saved, no email asked.
What else runs itself once the leases are in
- Rent collection with $0 landlord fees. Tenants pay by bank transfer or card; the money settles straight to your bank. You pay nothing per payment, ever.
- Bank deposits match themselves. Connect your bank (or import CSVs) and deposits reconcile to the right tenant automatically — partial payments included. Anything ambiguous waits in a one-tap review queue.
- Renewals draft themselves. 90 days before a lease ends, a renewal is drafted from market data and your own terms. You click send — or turn on Auto mode for the easy ones.
- Maintenance without tenant logins. Tenants report issues through a link — no app, no password — and tickets triage themselves.
What stays yours
The automation does the typing, sorting, and drafting — it never decides. No lease is created without your review. No renewal is sent unless you click (or explicitly turn on Auto mode). No applicant is ever scored or ranked by AI. The honest pitch is not "software runs your rentals" — it's that you stop doing data entry.
Frequently asked questions
Is that video real?
Yes — it's a screen recording of the actual product working a demo portfolio (fake tenants, real software). What you see is what happens: upload, AI-extracted fields, your review, and the lease landing in the rent roll.
What if my lease is a photo of a paper copy?
Take pictures of the pages with your phone and upload the photos. Scans, Word docs, and PDFs all work the same way.
Does the AI ever create anything without me?
No. It reads and fills in fields; every lease waits for your review, and anything it wasn't sure about is flagged for you to check. Nothing exists until you click accept.
What does it cost?
Every plan starts with a 14-day free trial of everything — no credit card. There's a free-forever plan for your first rental, and paid tiers are flat monthly prices, not per-unit math.
I have 40 leases in a Google Drive folder.
Download the folder as a ZIP and drop the whole thing in. The AI reads them all and queues each one for your review; nothing duplicates if you upload twice.
